The 4 on Nursery student accommodation development in Cape Town's Southern Suburbs is Aertec's landmark case study project, demonstrating the full cost and schedule savings achievable with AAC on a multi-storey building.
The project entails 6 floors of student apartments in Cape Town, with AAC specified for the external hybrid cavity wall system and all internal partition walls. The structural frame consists of reinforced concrete on 9m piles, with the AAC walling filling and partitioning the frame throughout.
A post-project cost analysis comparing the actual AAC build cost against the equivalent conventional masonry build cost revealed verified savings across all structural elements: 21% on foundations, 27% on slabs, 35% on column reinforcing, 48% reduction in construction time, and a 21% total project cost saving. These figures are the most comprehensive verified data set for AAC cost performance on a South African multi-storey project.
